Quick backstory: Just got an inspection on a house in the Queensbury area that needs a new roof. Current roof is 24 yrs old and not in good shape. Its two layers so it'll have to be stripped and some of the plywood replaced due to leaks over the years. All told I'd be looking at nearly $10k for a new roof.
Seller is refusing to replace or offer any concession toward a new roof, saying the house is priced accordingly. There's no way I'm paying to replace a roof that some guy used for 25 years+. The seller said I can "roof maxx" it (something supposedly commonly used in that area, that I never heard of). I researched this and supposedly you can get another 15 years from a roof.
I'm about to tell this guy to go pound sand and walk away from the deal, but if this stuff works and can be done under $2k I'd consider it. Anyone ever apply roof maxx to a roof and what were the results? I'm also concerned with the heavy snow they get up there, I could be in a quagmire if this roof isn't replaced.
Never heard of it but my gut is telling me a $2K quick fix for that old of a roof in an area that gets that heavy of snow and ice isn't a good idea. If the seller isn't offering concessions I'd move on.

From what I can gather, it may work on a 15 yr old roof. But 25 is just too old. I may get by for another couple of years, but that's not worth it.
The septic inspection failed as well, as I just found out. I'm walking away from the place, and at least can get my deposit back. Everything happens for a reason

That's too bad about the septic inspection. A better deal will come your way for sure. You looking in just Queensbury? I've been seeing some ok stuff in Glens Falls lately. Still a bit overpriced in my opinion though lol.

A couple of years ago I was looking at $300k houses in NJ. My job changed and I now no longer need to commute everyday into an office. So, I bought a $150k house in PA and I wanted to save the other $150k and buy a small vacation home / cabin in Upstate NY. This house was FSBO and right at that price point.
Glens Falls is nice but I'm looking for more of a vacation property / cabin. Taxes are high there too. No more than $150k to spend, all in. Looked up in the western Finger Lakes (Canandaigua) but that's more like 4 hrs away, whereas Lake George, especially the southern shore is around 3 hours. It costs more in Lake George than the Finger Lakes so I'm kinda checking out both areas.
On the plus side, less NYC folk in Canandaigua. Really trying to get away from that mentality. But the distance is a killer and the "feels" there is more lake, less mountain cabin. Lake George kinda gives you the best of both, Lake Luzerne is another possibility, as being even less on people's radar.
My family owned a lake house in the Catskills, once upon a time. I loved it. Really want a place to get away from it all, with a nice fireplace and near a lake, if not right on a lake. If all went well, maybe even sell my house in PA and live there full-time.

That's some great info, thanks ckh. It'll probably be hard to get what I'm looking for but I'm not in any rush. Something like Otisco could be a little too rural, basically my pipe dream is a place that's secluded enough but near enough to in-town activities like winter festivals and also near hospitals and within 1.5 to a major airport for when I have to fly.
Sounds nitpicky too but I prefer larger lakes. Mostly because they tend to be less algae-ridden / swampy in the summer. But I'm open to any clean lake.

I also thought about Cicero(town) or Brewerton (CDP), which is near Hancock International and touches the biggest lake completely within NY State(Oneida Lake) or Canandaigua, which can have some homes in that price range and is on the lake of the same name. Otisco and Tully would be about 20-25 minutes or so from a hospital(Upstate Medical at Community General) and about the same from Syracuse. Hancock is about 35 minutes from both, give or take.
Another area that also comes to mind is the eastern portion of Lake Ontario. Honestly, if you like Lake George but don't like the prices up that way, you may want to consider Sacandaga Lake. $150K may be a bit low still but it's not impossible to find something in Broadalbin/nicer neighborhoods of Amsterdam/nicer neighborhoods of Johnstown for that price. Those areas (especially Broadalbin) put you at a really close proximity to Sacandaga, as well as Lake George.
That area's the sweet spot for us. We intend on buying a vacation place somewhere around the Sacandaga. They've done a great job redoing all the facilities and keeping the lake clean. Beautiful scenery that's similar to what you see further upstate at a fraction of the cost.

I've thought about that too. Its a huge lake that no one knows about (downstate at least). Looked really clean the last time I drove around it. No algae blooms / weedy growth that I saw. Its a little hard to get to from here but not impossible. I may give it a look. Thanks Mr. Jones!
