The west side is nice and quiet, around the vicinity of Gibson and 98th, you get larger homes for the price, crime is way down, and we're about to get a new mall with a carmike theater and a new middle school almost done next to a new high school (Atrisco Heritage Academy).

Ventana Ranch, imo, is one of the best place for your price and family friendly, with many parks, walking trails, tennis court and community swimming pool. Lots of positives.

We are currently trying to buy a home in Ventana Ranch. I'm starting to get cold feet though as we will be the 4th people to buy this house in 10 years. I'm a bit concerned about that. The house seems really great and during the inspection, they only found minor things like the dishwasher needs an air loop hose, some nails on the roof need to be sealed, the water heater needs to be strapped to the wall, little things like that. So that got me wondering if the neighbors or HOA were an issue.

Might be the neighbors. Is there any way for you to inquire?

Googling tells me the previous two owners were cops. I wonder if that might be part of the issue. I know Albq has been having PD issues within recent years. I sent a message to the wife of the 2nd owner but didn't get a reply.

I would also recommend the Ventana Ranch (and Ventanna Ranch West) area. The area is mostly made up of young families, so your kids would have plenty of playmates. It's clean, safe, and one of the newer developments in the city.

Ventana Ranch is the obvious choice. But there's many nabes in Rio Rancho and NW Albuquerque that meet the criterion although $150k is a tad low. $170k-$220k will get you comfortably in a nice home. There are nice older neighborhoods but at that price point you're either surrounded by empty nesters or rental homes occupied by sketchy types.
