Moving to Arizona , looking in area code 85123, any information about this area would be greatly appreciated. Is paradise lake area a good idea ? Is the lake clean water, any problems with pollution? Is the lake open to the public? Thank you

It is a very small lake only 48 acres. I do not believe you can swim in it.

Check it out before you buy out there. It is not the greatest place..... I did go there once, many cheap homes, but it is not my thing......

Only been there once and that was before the real estate crashed. Arizona City got hit as hard as any place and people scooped up some bargains in there. Its a suburb that's just a little too far out for commuting although with gas prices down people might try it again. The cost to keep up the lake at $700 per year is about the same as other HOA's that have heated year round pools and club houses. I am sure its a challenge to keep the water moving and the lake oxygenated other wise there would be a massive fish die off. Its open to the public for fishing with a license from the HOA

I would look hard at the electric rates and how well the house is insulated. The area is probably covered by an Electric District that charges very high rates in the middle of the day for electric use. That would mean you would want to turn the AC on at night and shut it down in the daytime. Most of the home purchases in the area are probably cash buyers either investors or retirees.

All of the rest of the information is pretty accurate - for almost anything you will have to come into Casa Grande - no supermarket and very little other amenities in AZ City.

BUT, if you can deal with a once in awhile trip 10 miles into Casa Grande for supplies - then you can get a VERY inexpensive place compared to elsewhere. Its definitely a little wild west out there in some places since they are removed a bit - but many people like all that type of lifestyle.
