Hello,

My partner and I want to buy a home in the next year. We want at least 2 bedrooms, at least 1.5 baths, and as big a yard as we can get for around $150k. (Fixer-uppers are fine, even preferred.)

We are looking at all the in-town neighborhoods, but are focusing on the area that includes Edgewood, Kirkwood, Oakhurst, East Lakes, East Atlanta Village, Grant Park, Ornewood Park, etc. Decatur, Avondale Estates, Virginia Highlands, Candler Park/Lake Claire, Poncey Highlands, etc are also nice but probably too expensive.

We don't have kids and don't plan to, so school systems are not an issue. We do want to live in an area where it will be safe for us to walk our dogs, and would really like to avoid home break-ins, but we understand there will always be some crime and we can live with that.

Advice? Will this area work for us?

Your best bets in that price range are going to be Edgewood, Kirkwood, East Lake, Avondale Estates and EAV. Oakhurst (which is in the City of Decatur) you'll be hard pressed to find something in that price range, unless you want a total renovation. Grant Park and Ormewood may be viable options, it really depends on how big a yard you need and how much fixing upping you want to do
All the areas you have mentioned are generally safe. No problem walking dogs etc, but some have had issues with burglaries and such. Check out crime statistics nearby for sure if you find homes that interest you. Good luck on your quest.

$150K in those areas will get you a major fixer-upper on a not-so-good street or section of those areas. Real estate has help up in these areas, for the most part. Many people are paying $150K-$200K for a tear down. If you look hard, I think you could find something, but it's going to take a lot of looking to find something livable at that price.

Given the range of neighborhoods listed I really think the outlook is sunnier than this. It would be seriously pushing it in some of those neighborhoods, but I think they would have a a lot to choose from in East Lake, East Atlanta, etc in that price range.

A possible idea is the Medlock Park neighborhood in zip code 30033 (like MilkMachine suggested).

Medlock has a Decatur address, but is not within the City of Decatur. It is near Emory and many other conveniences as well.
