Also, I think the glut has lately been confined to less desirable areas: north on Peachtree, downtown, Atlantic Station. Demand for buildings like Luxe, 1010, and Viewpoint has been a LOT better. It's not hard to see why: these are right in the thick of Midtown.

In ~2 years, it's not hard to see all of the desirable condo towers in Midtown being full, and the entire market being resales. A shrewd developer would be thinking about 2013 right now; not 2011.

So they will be rentals then? Per wikipedia, the only difference between an apartment and a condo is whether is it rented or sold.

They will be rentals. Also, the retail renderings appear to include space for some kind of small grocer...?Plans for Upscale Apartment Tower at 12th & Midtown - Midtown, GA Patch

I don't know if renters have the same political weight as homeowners, but I could be wrong. They're in a better position to just leave if they don't end up liking the area.
