What would you say are the hottest neighborhoods ITP that are affordable for now but won't be for long?

I think I'd have to say 30033 - North Decatur/North Druid Hills (Medlock Park area). Prices have risen 10-11% in the past year but you can still squeeze into a nice 3 BR / 2 bath 1950s brick home for $225-250K. I think in the next 5 years that neighborhood will be tough to get into for less than $275K. Good area, near Decatur and easy ride to Midtown/Downtown.

The issue of schools I think may be the hurdle for many of us considering this area.

I have wondered about that as well. From asking around many believe that the elementary schools, specifically Laurel Ridge, is very good, but many have concerns about the Druid Hills Middle and High Schools. As of now it does not appear to be slowing the rising prices.

SE Atlanta. Beltline gets paved down this way end of the year. I bought my 4 bedroom place for $150k a year and a half ago. You can still find houses for under $200K. But I think things will pop up closer to half a mil in the next couple years with all the stuff that is going on around. The MJ High school cluster is rapidly improving too.

The Kirkwood area as well, and with some of the new development I very much see Edgewood as basically the Kirkwood of 2008.

I'm thinking that Castleberry Hill is a great area that is still affordable but won't be in the next 5-10 years, especially if Underground is cleaned up and South Downtown becomes more desirable. But even if it doesn't, Castleberry Hill is one of the few truly dense urban areas in Atlanta. It has great access to transit, is walkable, close to job centers, and close to colleges. There are more businesses moving there everyday, so it's only a matter of time before it becomes expensive.

The problem is the system as a whole (DeKalb County), not the local schools.

If the DeKalb County School System ever gets its $h!t together, then inner/ITP/northwest DeKalb will surely sizzle.
