My brother is looking at buying a home in Crabapple, (part of Milton) Georgia roughly 3 miles from Georgia.

Condos are awfully expensive there.

Has anyone ever been there?

It's really nice, rolling land with big housing lots. Feels upscale. Lacks big box retail and I think the people like it that way

Crabapple is a very affluent outer-suburban community (one of the most affluent communities in Georgia and one of the more affluent communities in the Southeastern U.S.) with very highly rated public schools and an extremely low (largely non-existent) incidence of crime.

One thing of note is that Crabapple is the site of an outer-suburban downtown village area (with shops, restaurants, bars and municipal government buildings) that the City of Milton has been in the process of building up at and around the intersection of Georgia 372 and Mayfield Road.

The high median incomes and the very high quality of the public schools are two big reasons why the real estate prices may seem to be so high in the area.

We moved here to the Crabapple area last fall and love it.

I assume you are talking about the new construction condos and townhomes in downtown Crabapple. Those are expensive due to the location. You are paying a premium for being in walking distance to all of the restaurants, shopping, and Crabapple Green. For example, the new townhomes at Crossroads Braeburn are selling for about $280/sq ft.

If your brother wants his dollar to go further, he can look at the many large single family homes in Milton. They just aren't walking distance to many amenities.

I live in Milton (probably within a stone’s throw from Mattie) and have been watching the new development in Crabapple. It’s priced similarly to downtown Alpharetta which makes sense.

What is his budget?

It's due to it being located in one of the most affluent suburbs of the Atlanta metro and also home to several high-end tech jobs. High demand (due to proximity of high-end jobs, high quality schools, Downtown Alpharetta / Avalon) and Lower inventory in the immediate area pushes real-estate prices up, not just locality to urbanity such as seen in Buckhead (which also possesses the aforementioned attributes.)

If someone were to leave one of those terraces, they would be replaced within 48 hours max and that would probably be on the higher end of the spectrum currently.

It may be 'expensive' but it technically is selling for market value according to demand of those willing to pay for the real estate to live in that area.

Basically, it's not just about the unit, if you took the same unit and relocated it to lets say Buford, it would probably drop 33% in price, maybe more... but the location of Crabapple / Alpharetta as well as the immediate amenities and demand to live in the area add value to the property.

P.S. -- Not dogging on Buford, just attempting to relay / relate how the differences of locations and local amenities will / can affect price.
