we just found out my husband got a promotion to move there and want to move South. Is there much difference between Fayetteville and Newnan? My husband works from home and will fly out a couple times a month. We want at least 2 acres, 3500 sqft, newer home for around $500k. Any thoughts are appreciated!! We are coming out there to hopefully purchase a house in less than 2 weeks.

Newnan is closer to the interstate but more densely populated.

Really, you can't go wrong either way. Fayette does trend more upscale and has overall better schools, but Coweta (Newnan) is no slouch with schools, either. Welcome to South Metro Atlanta!

Congrats on your move south. If schools are your top priority then Peachtree City and southern Fayetteville are your best bet. You could also consider the Northgate Area of Newnan. Also, you tend to get more home for your $$$ in Newnan. 500K in Peachtree City and the nicer parts of Fayetteville tend to be 20 year old fixer uppers, but for that price point in Newnan and Northern Fayetteville you can get nicer new construction.

I'd also look at some of the adjacent areas like Senoia, Tyrone, and Sharpsburg.

Here's some neighborhoods in that price range.

Here's a home in Woodcreek at that price point.

Thank you so much for all the info, PTC Dad. I really appreciate it. It is nice to see the different neighborhoods and their amenities. We want at least 2 acres, so a lot of those neighborhoods don't have that type of land. I homeschool my kids, but they might go to public high school when the time comes. My oldest is in 3rd grade, so we have time before that happens. We have a couple houses we like in Sharpsburg and Senoia, nothing has popped up in Tyrone yet. There are a few houses in northern Fayetteville we like, is that area just as nice? I know the schools are not as good, but that doesn't really matter for us.
Thanks again!

For resale, the homes in the northern portion of the county have not retained as much value as those in the Starr's Mill and Whitewater districts. Also, the schools in the northern part of Fayette are not as highly rated as those in the McIntosh, Starr's Mill and Whitewater district.

The homes in Woodcreek range from 1-8 acres and average 3 acres. So do the homes in Timber Ridge, Jefferson Woods, Mount Brook, The Chimneys, High Grove, Brechin Park, Milpond Manor, .

If you want bigger lots, the unincorporated portion of Fayette County is where you should look. Any of the homes in city limits of Fayetteville or PTC are on a sewer system which allows them to go down as small as 1/8 acre lots. You'll also find good options in Senoia in Sharpsburg too.

The county does not have a countywide sewer system by design, which limits growth. Lots in the southern 1/3 of the county must average 5 acres and everything else must average 2-3 acres.

There's also a sliver of Senoia in Fayette County that is zoned to Starr's Mill which is always one of the top rated high schools in the state. Here's a house in that area.
