We used Anthony&Sylvan. Mostly a good experience. They did fix every issue we brought to them. Project manager was a jerk.

Can I ask what the average cost has been for your pools? What did it include? If our next house does not already have a pool, we plan to put one in and I'd love to hear recent experiences and real-world totals.

we are in the very, very beginning stages but the 3 we've met with so far are in the 40-50k range just for a pool - nothing fancy, no hot tub, no water features.

I know a person that brought in a houston pool builder and still saved money. Cutting through limestone is about 800/day. If it takes a week it should only had about 6K onto your project.

In houston the floor for a pool is about 20K. A really nice pool will be 40K.

Anthony and sylvan will get you a solid pool. They will skimp on stuff that matters a bit, but not a ton like rebar spacing, size of PVC returns etc.

They will always deliver in the end unlike small pool builders. A pool from them is like getting a tract home, which is going to be fine for most of us.

A smaller builder might give you more for the money, but there is more risk too.

There are so many variables, you can't really talk price. A&S won't build anything under $35K.

Our small pool with spa and minor features was twice that.

my pool builder went bankrupt, but they built me a modern rectangular pool 35X17 with leuders coping. Large square hot tub, quartz surface, 2 speed pump, wireless remote, etc for about 60K

This also included about 30 3x3 leuders pavers a 14x14 concrete patio and modern patio cover with leuders columns, bamboo ceiling, and standing seam flat roof. (very nice!).

They had to dig the hole for about a week which cost me about 12K (50% gross margin on their 800/day contractor)

Hopefully they finished everything. Have a friend whose builder went belly up right in the middle.
