Does anybody know or can somebody point me to where I can find out whether I can get a permit to build a detached garage with a living quarter on top first and then build a single family residence at a later point in time.

I want to buy a lot and build the detached garage first and eventually build a house at a later date (3 to 5 yrs) after I move to Austin. The detached garage can be used as a rental in the meantime. Thanks.

It all depends on what the zoning is on the lot and where the lot is located (City of Austin, City of Round Rock or somewhere else.

it is zoned as single family and in the city of austin.

Is it zoned SF-3?

That is the least restrictive residential zoning and should allow you to build a detached garage and apartment IF the lot is big enough and if there aren't any specific easements or restrictions.

the folks at the city offices down on barton springs are really nice and patient-- they'd gladly answer any questions -- word to the wise -- don't tell them what you are going to do on a project, ask them what can be done and how to massage the details to help them help you--

Default permit in austin

usually this can be done but the permit process is very tricky with garage apts and houses. if not done right you can end up getting into a bind by over building, etc.
