Does anyone have any information about the houses, area and people in Nicholson Lakes Subdivision in Baton Rouge? I am looking for a nice, family friendly, safe area in Baton Rouge. I am just relocating to the area because of work and would like to lease a home.

I have not heard of that neighborhood, but I heard that Woodridge and Cross Gates are 2 really nice subdivisions. Good Luck!

When I was growing up in Baton Rouge, most of that area used to flood. The last very large flood was in 1993 and I remember just about eveything from Highland road to Nicholson drive was under water. Maybe the land has been built up with all the new subdivisions, but I would look into that.

Wink Nicholson Lakes

I manage the association for Nicholson Lakes. it is a nice area with lots of active people. It does not flood. Was built up with dirt removed from the lakes Nicholson Lakes HOA

There are pros and cons to that neighborhood:

(1) They're building nicer subdivisions like crazy in that area
(2) It's near the Section 8 slums of Gardere, which is one big apartment city. Though they're putting up nice neighborhoods around it, you still have to realize this area went down the tubes for 15-20 years until they started building nice subdividions
(3) Near a sewer treatment plant
(4) Near a proposed casino which they're (Pinnacle) pushing on us really hard
(5) Not yet much decent retail
(6) Traffic on Bluebonnet/Burbank is horrible, even though they're supposed to start widening Burbank within a year.

I've lived in BR since 1978 and watched the city grow.

1) Visit and see for yourself.
2) I lived in the Gardere area (Turtle Creek townhouses) in the early 80s when it was new and before the change BRMan describes. Things are now improving ... again, come see for yourself.
3) True, but you'd never know it. You're more likely to "smell" the chemical plants across the river.
4) True, but not an issue in the near future.
5) That's rapidly changing and you're really only a couple miles from MAJOR retail.
6) I've never seen bad traffic on Burbank. Parts of Bluebonnet at certain times of day can be a pain, but that's the same scenario on all major thoroughfares in BR.

Try being on Burbank betwen Siegen and Gardere around 4:30-6 - you're better off walking.

As to Pinnacle (the proposed casino that was point #4), they're going to drive us crazy with ads until the vote in February. They play to win. And Lord knows what kind of traffic that casino will attract to an area of town that is starting to come back - at the fringes.

Default Pinnacle

I just heard on the radio that Pinnacle did purchase the 500 acre + tract of land in this area.

I agree with BRMan about the Gardere area. I would not advise anyone to drive down Ned or Skysail unless its early in the morning!

Default Crime in Baton Rouge

No matter what part of Baton Rouge you live in you should pay attention to the South Burbank Crime Prevention District. It has been slow to get off the ground but will greatly benefit all of Baton Rouge when it does. Whenever there is crime Gardere come up. Stolen vehicles always seem to end up there, etc... I think this could be of serious benefit to everyone if the area is cleaned up. I think all residents should push for this. The property owners in the area pay an additional tax to fund crime prevention. Additional patrols, neghborhood work, etc.. In addition to services already provided. They are so close to getting it going but need that extra boost of energy. The next meeting is November 14th at the Bluebonnet Branch of the library. I dont know what has to happen to get it moving but all of Baton Rouge will benefit from it. I also think when it does happen Pinnacle will probably get all the credit for it but this vote passed in 2004! Bato Rouge needs to make crime more of a priority.
