I'm a southern California native and I plan to purchase property in the next couple of years somewhere in Oregon and hold onto it for about ten years. Then, I plan to build on it and retire there. My question is, where? I've heard great things about Bend but I've also heard it's snobby just like here and too expensive. I've been to Portland a number of times but I think I am looking for a more "mountain" type of area. I like the idea of a place like Bend but cost will be an issue unless I can pick up land for cheap. Anyone have any experience with this? It would likely just be my wife and I. Son will be off finishing college by that time. We are familiar with mountain living so the weather won't be an issue unless it's something completely unexpected. Even then, I'm ok with that, but the wife might have to adjust.

Bend is a nice area, there are allot of retired people in the area, I don't know if I'd call it snobish it has gone through allot of growing pains in the last few years. The Bend area also has the largest amount of foreclosures in the state, second would be Jackson county, so you might be able to pick up some pretty good deals on property. I think the reason for Bend having the highest foreclosure rate is due to the over inflated housing market the area experienced in the last 10 years due to it being "trendy" to live there, now we're seeing the property values start to reflect their true value.

If you want mountain living and don't mind an area that is more rural than Bend, you might consider this part of Northeast Oregon:

I don't think Bend is anything like Orange County when it comes to snobishness. Oregonians can be reserved - not to be confused with being a snob.

This is a terrific time to buy land and hold on to it. Two years from now may be a different story (as a home owner in Bend, I hope it's a better story for those of us who have lost a lot of equity )

Still plenty of foreclosures in the queue. Not seeing bare land prices making any sort of recovery.

The farther out you go, the cheaper, as is usual. I would imagine land prices will stay flat for the next five years.

Land prices have leveled off and I expect an uptick in the next year. Our local supply of homes, half of which are distressed properties, is actually low. Builders have snapped up most of the developed lots and are either starting to build or will start building soon. What drove the masses to Bend in the past has not changed. Our quality of life and beautiful surroundings are still here.

I have read several respectable forecasts predicting Bend, Oregon will have significant price appreciation, some as high as 30%, by 2014. If your plans have not changed and you do not want to look back with regret you should act soon.

Until the employment situation (state wise) improves I really doubt there will be any sort of uptick in Bend real-estate prices..
