From my observation and research it appears that prices for houses are less during winter, and begin to increase in Spring and summer. I now live in Florida so we don't see that trend as much. (We have two seasons, Hot and Hotter.) There is more activity in summer for those with kids, but the prices here do not seem to vary as much as I have seen in the Boise area. In regards to price, is there an ideal time of year? In regards to everything else, is there any time of year where it might be less desirable to buy?
A second question, are there home inspectors in Idaho, and are they any good?
I tend to agree with you about the winter months being less activity and sometimes lower prices. But there are exceptions to every rule, so its possible to sell your home for top dollar in the winter or to over pay anytime of year.
There are many home inspectors in the Treasure Valley, some good, some great, some so so....
Finding the right realtor will make your search much more effective and less stressful. Realtors usually have a home inspector or two that does all their business, so they can also put you in touch with a great inspector.
There are many variables in housing cost – interest rates (which are very low right now); local supply and demand; school district rating; proximity to the city; local job market; quality of a house; local crime rating; presently, presidential election (it is unclear how it will impact economy and mortgage rates),etc... IMO, seasonal factor is a very low contributor to the price.
The best time to buy a home is when ever it works best for your situation.
