Hello,
We are looking in Bozeman for a home builder and would like to know who builds the highest quality homes in the area (the top 3 would be helpful also). Is there anyone we should stay away from? Thank you so much for your time!

We built/rebuilt a house, and had a terrible experience.

The two things I would say are a must are:

1) Call at least 3 references of previous work. They can show you pictures etc. but if they are known to be slow (go over the projected time) or things in the house start breaking after they are done, you need to know so that you can cross them off your list. In Bozeman, no one will tell you outright if you just ask people in general. I know of a guy who did a remodel and some of the things he installed etc. turned out to be fire hazards and subsequent assessors said they could have died if using the appliances before fixing them.

2) Make sure they are valid. Do they have certifications? Do they have any legal action brought against them?

Be careful in Bozeman. There is a huge boom and that results in low quality housing. DEFINITELY put a max dollar amount and a max time in your contract - many times people have their builders stop for 1-2 months because they have a more lucrative project (e.g. you go from 8 works a day to 1-2 every 3 days).

Sorry to scare you, but it is a crazy industry here.

All that I can say is good luck. I'll echo the prior poster's comments. Construction is going gangbusters here. It has been for at least a couple of years and many guys are booked out a couple of years as well.

Nothing will get done on time, as the subs are so busy that you're guaranteed that some won't be able to stick to their schedule. Hopefully you'll be on-site every week to make sure that things are going as you'd hope they would.
