Seems like a lot of the price of the house are all the commissions and "baggage" from the previous owner. I can't tell you how many houses are priced according to what the owner still owes! Not a good deal! Add 6% commish, and voila! Ripoff city! Isn't it better to build and whatever is spent goes into the house, not into to pockets of the old owners, the banks, and the agents?

I know new construction can be over a 100 a sq ft if you use a big name builder. and I know materials have gone thru the roof but still, if you're willing to subcontract and economize...it should be quite a savings...building offsite modular is very popular everywhere but here- where it makes the MOST sense due to the snow.

If you wanted to buy land to build on, would you go thru MLS or find it yourself and call the owner? Let's say you see a house on several acres. House is awful but the land is great. Is there any downside to buying a portion of the lot to build on and make an offer ? The gas and water lines are already there. If I built my house an acre away, is there any savings to running utility lines to my house?
