I am so excited that a job opportunity might bring me to Buffalo!
I am writing to ask for advice on where to live.
My work location will be Fountain Plaza, 14202. Except for looking at it on Bing Maps, that is really all I know at this time.
I know I want to live in a condo, preferably a high rise. "Musts" for me are to be as close to water as I can, a view of that water, security, and a balcony or terrace. Companion animals must be allowed. I want small, 1 bedroom, 1.5 bath. I have never lived in new construction and would enjoy trying that.
I have looked a bit at condos in an area called "Lakefront" but they are too large for me, both in size and budget. Ah, budget....my budget is $250,000 and I have a 20% down payment.
It is just a couple blocks from fountain plaza, practically next door to the building I live in. It is in a nice looking neighborhood of similar homes, and very close to the waterfront, and nightlife areas of downtown.
Thank you both for your responses. Unfortunately for me it looks like the job may take quite some time to become "official". So, I'm not going to be purchasing any real estate in the near future. Maybe by the time I can there will be more high rise waterfront condos!

Hopefully, but I don't see that for at least 5-10 years. There is already way too much housing. I really would like a nice condo in the suburbs, but it just doesn't exist.
Elicott Construction has plans for a second condo tower next to the one they opened last year. In artvoice a few months ago Carl Palodino (the developer) said he hoped for a groundbreaking in the second half of 2011 for that tower. There is also the Avant on Delaware as well as the proposed Gates Circle 23 floor tower that has finally cleared it's legal hurdles. I have heard a 2012 construction start is the target for the Gates project.
There are nearly 1000 new loft apartments downtown- some just a block away from Fountain Plaza along Washington and Ellicott Streets. For purchase- there's the Whitney Condos that start at $99k- walking distance to Main/Chippewa. St. Mary's Square at Elmwood/Edward is resale condo- those go for $100k-$180k. New York St. Condo- priced at $199k (two units left I believe). Search BuffaloRising.com for updates on most of these projects.
Very few condos are available under $250k on the waterfront- you might be able to find a Lakefront Commons townhouse, a non-view unit at Breakwater, or a one bedroom in Admirals' Walk. Check MLS.
For $250k, you can find a home in every Buffalo neighborhood!

Erm, does someone want to let them down carefully? Lol. The waterfront might be built up by 2025, but I wouldn't count on it.

I don't understand what you are trying to say. The Waterfront Village currently has over 200 condo's built including 48 that came online within the past 12 months. There are also firm plans for two more developments. One a twin for the recently completed 15 floor tower and the other for a mid rise.
