The city has seven Frank Lloyd Wright buildings for you to tour and plenty of Buffalo-style pizza places for you to try. The best part? The city is just a hop, skip, and a jump away from Niagara Falls.

Of the Wright Buildings you can visit, there are 2 that were built in his lifetime. The other 3 are posthumous "recreations" from his plans. The waterfront neighborhoods were not redeveloped, the waterfront commercial areas were. That is very misleading. Craft beer is everywhere. Plenty of "affordable" 3+ bedroom homes? Define affordable.

9. Jacksonville, Florida
Jacksonville has a good number of affordable three-plus-bedroom homes available, so you might even be able to snag something with a pool. Not only is Jacksonville one of the country’s top 20 art destinations, but it's also one of the cheapest places you can live in close proximity to the beach. And if you need more options for outdoor activities, you can explore the 80,000 acres of green space.

Sounds right on.

Fixed it for you...

This may be what they mean by affordable...

https://www.nahb.org/News-and-Econom...ortunity-Index (Look at Complete Listing by Affordability, with the Methodology below)

They could have mentioned the Finger Lakes, Letchworth State Park, etc. for other places nearby.

Jacksonville has a lot of seniors, not so many Millennials. Some of the higher ranking cities are economically depressed like St Louis, Cleveland and Detroit. I think the City of Buffalo, not the suburbs, attracts a lot of Mellennials because of the cheap housing (not so cheap anymore) and the kind of homesteading feel. My niece bought a house on the West Side for 40k and its worth like 250k now and they did nothing to it. There is no parking and the neighborhood is a bit sketchy.

Comparatively, Buffalo is still more affordable on the metro level in terms of median home sales price and median home price. Buffalo also has a higher median family income and average annual wage.

Basically you can manipulate statistics to make an area look attractive. I would not consider Buffalo a "destination" with a stagnant economy, high taxes and serious long term budget issues. Housing appreciation is not factored into any of these "lists". While your WNY house appreciates slightly, the rest of the country appreciates much faster. I paid 180k for my WNY house put 60k into it and sold it finally for 240k after 10 years. The same house here would have doubled or more. When you leave WNY you are in for serious sticker shock. Our daughter, who lives in Canada put in a full price offer on a house for 350k and it sold for 450k and sold 3 years earlier for 300k. If you spend your life in WNY its not an issue but if you plan to move you will have a real surprise.

Look at the jobs on WKBW.com. Call centers, warehouse, manufacturing, cleaning, food preparation etc. These are not the jobs Millennials go to college for.
