I am considering purchasing a small building or office condo to expend my therapy center in the Sacramento area. Roseville is the major business hub and would be an obvious choice but there is very little for sale that's on the small end i.e. about 2000-4000 sf. I found a building on Rocklin Rd across from Sierra College that I could afford. Howver, it is a cold shell, which means the interior needs to be completely built out from adding HVAC, walls, lights, flooring, etc. Also, I've been told Rocklin Rd by Sierra College is sort of a "forgotten area" that doesn't have a lot of business development and the property's appreciation potential may not be as great as in Roseville.

1) If anyone is familiar with the Roseville/Rocklin area, can you provide some guidance on which areas would be good to locate in and whether Rocklin Road has any potential?

2) Also, any advice on buying a cold shell vs a built out property that needs remodeling inside i.e. moving/adding walls and upgrading flooring and painting? Both are expensive but not sure what the cost differential is and how much more time and effort building out a cold shell will take.

I think one of the things you should consider is how your customers will find your business.

Will they be able to just drive by and see it or will they find it mostly by seeing your advertising or looking it up in the yellow pages, yelp, etc.?

Are you looking to resale the property?

Thanks for your reply. People find my business either through the internet or by referrals. There is no walk in business. I would not be looking to resell the property for many years - perhaps 10-20 years from now. I would assume in 10-20 years there would be some appreciation and wonder how different it would be from Roseville, esp if it is more expensive to buy a property in Roseville right now anyway.

If there is no walk in business, then I would go with the property in Rocklin since it is more affordable and better suits your business's needs.

Your more immediate and primary concern should be making sure that your business is profitable. The Rocklin property helps in that regard because it is cheaper and provides the square footage you need.

I used to live in Roseville. Roseville and Rocklin are right next to each other. It's not like the distance is that great.
It's not like it's further away like Folsom or downtown Sacramento.
