Does not matter, we have an opt out on our current house and will cancel the contract. Will wait before we move. This time, I will find a realtor that has experience in NC, knows the area and knows the schools!
Moderator cut: tos violation You have a home you like. You have a contract you were happy with that was contingent. You have a seller that was willing to sell for X and then changed the price on a contingent home to reflect they will sell to anyone for X. Nothing illegal, immoral, or anything else here. Quit being so silly and go buy your home. If anyone is borderline unethical here it's you. You have a contract to buy for X, have the ability to buy for X, and are threatening to break a contract.

Sorry that you are stooping to this level. We picked this area because we wanted a better climate, boating, good private schools. Just because we might have a different opinion/feeling about this - it does not have to get nasty.
By the way, we have all of the above here in PA except the PALMETTO bugs.
By the way, there is no money in the escrow account of the people that are buying my home. It was supposed to be delivered according to the contract by July 2nd and there were tons of excuses why this happened. Would any of you accept that fact that you have buyers for your home with no leverage??? The buyers have another home that is empty as a option in the same development.
Shouldn't the escrow money be delivered when the contract was signed on your home sale? I highlighted a piece of your comment and I'm just wondering how all of the parties involved in your home sale and home buying activities regard you.

Of course the money should have been delivered when the contract was signed, but it is July 11th and the contract was executed on July 2nd.

So the source of all yr hostility twrds the seller here is that your are worried YOUR buyer will not close tomorrow??? I agree you have little leverage and that stinks, but unfortunately part of the mkt these days. However, yr aingst has been completely misguided!!!

Maybe, that will be for the attorneys to decide. You'd better consult one because I think you're putting yourself in jeopardy here. I'm still confused as to how anyone looking on realtor.com would even know what the agreed upon contract price of the house was?
I guess it's because the OP knows what the originally listed price of the home was & that she agreed to pay $10K less for it. Now it's listed, if I understand correctly, for the same amount she has agreed upon with the seller, meaning that someone could now come in with a lower offer & pay even less. I can understand she feels like she got hosed by the seller. I can also understand that she feels the realtor she's dealing with is new to the area & doesn't know all the rules & regs for RE in NC yet. The OP is from PA, RE rules might be different there. I know it was a hell of alot easier to buy our house here in NC than it was when we bought our house in NY.
I'm guessing she feels like she got burned. IMHO, it's alot harder to sell a house up north right now, if you have a buyer for your house in PA, run with it. Worst case scenario, you wind up renting something down here or up in PA while you house hunt some more. It sucks, I know, but it's not the end of the world. You can still find your dream house/location in NC. Take a deep breath!!

This really reminds me of the junior high boy/girl dance some kids do - girl likes boy very much, but girl is afraid boy will hurt her so she decides to hurt him first
The reality is, BlueD loves the house she wants to buy very much, but she is very afraid of being taking advantage of. Her realtor did not inspire confidence and did little to hand hold and walk her thru what is a very normal occurance in real estate when contingenciies are involved.
I am hopeful she will sincerely and thoughtfully consider the good opinions and advice people have given her here and go thru with the closing
