Trying to buy a house built in 2002 in Bridgehampton on Rt 521 (NC side)....costing me 500k plus. Not sure whether those houses are worth that money. That said, the comparative analysis provided by realtor are pointing to 500K plus.
We have looked at weddington chase and Marvin creek. My opinion is that in 5 years from now, it may be easy to sell home in BH rather than WC/MC.

Thoughts?

Not sure exactly the size, amenities or condition of the home you are trying to buy, but in general I would expect to pay just under $500,000 for homes in there right now. They went for more during the height of the housing market for sure, and have come down a bit since.

The thing is, you get GREAT schools with Bridgehampton and that is partly why they are retaining their value.

And here's the thing about Marvin Creek and Weddington Chase versus Bridgehampton - they were built at the height of the market when homes were really being over-inflated in value. I know they are still selling (some of them in the 8's and 9's), and schools are great there for sure too, but I tend to think of them as overpriced. Just my 2 cents

On the NC side, active listings in Bridgehampton are ranging from $540K to $650K, from about 4000 to about 5500 sq. ft. An additional 3 are marked under contract and 3 are pending (the 3 pending have list prices ranging from about $570K to $600K. There have been 6 sold in the last 6 months; two were distressed properties (short sales) but the other closed prices range from just under $500,000 to $630,000 with corresponding square footages from 4100 to 5300. (If I go back a year there are 14 closed.)

Condition and upgrades in Bridgehampton can be all over the map. But we are seeing a bit of an uptick in sale prices and shorter days on market in some areas. It seems Bridgehampton might be one of them.

Bridgehampton is overpriced. I don't understand why people pay that much money for a production built home on top of each other. Yes, the neighborhood is very popular and you are provided a well built home. I just don't get it I guess.

So what are the subdivisions that have the same appeal (including the year built) and they are near the highways.

I really like Bridgehampton. It's a great community with very nice amenities and I have several friends who live there. I like John Wieland as a builder.

As far as it being overpriced? The market is telling us right now that it is not. And honestly, as a real estate agent my job is to give you the data. The data is telling me that right now people are willing to pay that price.
