Why do people say East Charlotte is a bad area? (Matthews: crime rate, lawyers)

I don't know the crime or income statistics but I would venture that most people generally see the entire city of Charlotte as "bad" because of the presence of people of color. Places like Matthews or Waxhaw or even South Charlotte tend to "look" better.
As a new resident, that's the impression I've gotten.
It does look like a pretty crappy and run down area. My experience has been that the crime rate is generally higher in run down places. Feel free to prove me wrong with actual stats.
It depends which side of East Charlotte. What you have to realize about Charlotte, is that as a city, it has "nice areas" located next to "really bad areas". I'd say anything from Midwood to Albermarle rd is good...Albermarle Rd and down is a little sketchy.
University used to be awesome, but now it's ghetto. Just goto the boardwalk on a Friday or Saturday night and you'll see.
When I first moved here 8 years ago, I was told that the west side of Charlotte was the "bad side" and east Charlotte had some sketchy areas. I guess times change!
Development on the East side of Charlotte has been stalled for a long while. Additionally the schools are thought to have gone downhill. Mint Hill from Albemarle - 485 - Lawyers road has struggled especially. Matthews has fared better or so I hear.
There just isn't much going on there and it doesn't seem to be where most people want to live right now.

You have asked the wrong people. Many people try to live as close to the "City" as possible. Look at the Dilworth, Myers Park, Cherry, Chantilly, Elizabeth, Plaza Midwood, Wilmore, NoDa, and other neighborhoods as proof positive.
