I am looking for other people who have had negative expierences with Shea Homes. There are several people in our neighborhood who are want to write a letter from the group of us to Shea Homes.
If you have had negative expierences, please share them and also let me know if you are interested in being included in our group letter.

That's horrible, why don't you contact one of the big cheeses over there and tell them you are gonna bad mouth them on the this forum and show them how many hits this place gets.

We did, thier response we quick but weak. We are going to write a group letter to the CEO and President of Shea based in California. We are thinking there is power in numbers, so the more people that sign it the better.
She said Berewick and she has some examples posted on the Berewick thread.
Hi, We are in Berewick...it is a cute neighborhood. Perfect if you have kids and 1 mile away from 485...we love our nieghbors too.
The problems:
1) They put a transformer on our lot after we had made a downpayment. We complained. They stated we could get our downpayment back and put it towards another lot, however the prices had gone up $9000 since we signed a contract and that we would have to use new prices since it would be a new contract.
2) At the design studio some of our choices were never put in, eventhough we signed a contract and paid 15%. The design studio person never sent these particular upgrades (Stone fireplace, tile in the master bath/shower/whirlpool tub) to the manager that runs the building of the house. When we realized it, it was too late for the stone to be placed on the fireplace, and I had to take 3 days off work after we closed to be home for the tile guy.
3)Poor, poor quality!! Our media niche is 2 inches wider at the top then the bottom. Very noticable. THis can not be fixed without ripping out the wall, not worth it.
4) The hardwood floors dent easily, they swear they are Oak floors, seem like cheep laminate to me (Bruce Flooring)
5)We paid for thick padding under the carpet, they swore it was. It did not feel like it to us. We ripped some carpet up, pulled the padding, brought it to the Design Studio to compare with what we chose. Then they had to come in and pull all the carpet out and replace (another few days off from work and we had to move the furniture!)
6) Rude customer service once you close on the house. You have a walkthrough the day before you close. If you do not see things then, you are probably out of luck once you sign the closing papers. For example, our tub in the guest bath has a big crack, we did not notice it until I gave my daughter a bath one night after we closed. It is not covered by the warranty and since we did not notice it on the walkthrough we have to pay to replace the tub.
There is more...but that should be enough
They will cover paint touch ups from nail-pops and plaster problems at the 11 month walk through. But then you really need to wait to paint any different colors until then.
We like Berewick...just choose one of the other builders. M/I is supposed to be good, all the people we have met are happy with them. KB as well, we just did not like they floor plans. KB has a poor reputation elsewhere, but the people in Berewick have said nice things about them.

Too bad I don't have that person from Shea's email amymore, she had emailed more a few times. I would tell her all the horrible things I heard and I would never buy there.

Most lawyers only charge $75-$300 for a letter which could resolve this. Me personally, I wouldn't be taking this lightly by a "group" letter. This is your home. Take action quickly. You only have 1 yr (NC may be different) to go to court. A class-action law suite will keep you from paying a lawyer anything. Call around.
I guess to me, I would be very upset and if a phone call didn't do anything, I would be either send them a letter for demand to fix, if it wasn't fixed either a call to local paper or a lawyer.

Some states such as California will allow you to file a claim directly with them. If they are at fault, you can get money from the bond and his/her license could be suspended or revoked!

I think I will take your advice...We had thought about a lawyer but wanted to try on our own first.
