If you’re in the market for a new home, skip Scenic Homes at all costs. I bought a new home with Scenic in September and am now learning why they have such a bad reputation. This builder is pretty much bankrupt, and has stopped paying their bills. I now have a LIEN against my property because Scenic refuses to pay the bill of a sub-contractor. It’s clearly stated that the work done by the sub-contractor was done a month before I took ownership of the home.
So I call the hardware store responsible for the lien and spoke with the manager. He was very helpful, but explained how Scenic refuses to pay the bill for work done to at least 30 HOMES. It seems Scenic is holding on to the little money they have rather than paying obligations.
In addition to the LIEN, I still don’t have sod in my front yard. They are a month and a half late with it, and I can only assume it has something to do with the fact that they don’t pay their bills.
Have you checked to find out what your legal repercussions are w/ that mechanic's lien? Your closing attorney and the Title Company should have to help you with this.

I am glad you are getting assistance cause this is a truly aggravating situation. I hope you get things straightened out w/o a lot of hassle.
Unless someone lets others know about these financially troubled builders, how is one to find out?

Is there any organization or website that lists bankrupt or financially troubled builders? I mean - seems that newcomers, especially, need this info. Does MLS pass this info to realtors so at least they are aware???

No, its really just about hearing it through the grapevine, I think...... As you know, I work for a Builder, so I just hear the gossip and whos going into default.
I know its a "buyers market" out there, and they're are good deals to be had, however, folks need to realize, that the more a builder drops their prices etc, and if it sounds way too good to be true, they need to look into it.

Excellent advice. But wow - how troubling that there may be no way to know what one is getting into . . .
