Hello all,

So my wife and I are doing something we've always wanted to do and that is move to Tennessee. We've decided on the Chattanooga area because it is a great "jumping off point" for most places we want to spend time during our travels. My wife still wants to work so access to roads with a short commute to Chattanooga is required. If you have a solid recommendation we'd be happy to hear it.

Chattanooga seems lovely to both of us. This is the crazy part: neither of us has ever been there but we've done a great deal of research. We are beginning our search for a wooded area north of Chattanooga; perhaps in the Hixson area. We don't want a subdivision or HOA type of setup. We'd prefer something that has the feel of living off the grid even though our neighbors might be just over the hill.

We've looked into a couple of pieces of land already but our luck hasn't been great. It seems we're a day late on the last two we've looked into. The other question we have is who are the reputable home builders in the area? We don't want a cookie cutter floor plan and want to be able to modify an existing plan to make it work for our specs.

What we want is a wooded lot with mature trees and a flat area where we can build our new home and a nice size pole bard for our toys. Access to water, gas, electrical and other utilities is a must.

Can anyone point us in the right connection or provide us some contact information? We are hoping to spend no more than 30K for the land we want to build on. Thanks for your help!

Have you contacted a realtor in the area you're looking? they can create a MLS search for you meeting your criteria and the system will auto-email you results from the search every week.
Additionally, as a general rule, the smaller the raw land tract the more expensive. And, make sure your have a perk test done for a septic system, as condition of property sale, it will cost you $500.
Also, you should really drive down and visit the area..
