We are considering a move to Riverwoods/Deerfield. For those that are familiar with the area, what are the pros/cons of certain neighborhoods? Neighborhood pool? Near park district? Flooding? Bad street because of school traffic? I am looking for information that is not found in the MLS. Thanks

Where are you looking exactly (ex cross streets)? Running through every often non-descript part of Riverwood and Deerfield would be extremely time-consuming and likely not very helpful.

Depends on what you're wanting. Personally, I think riverwoods is real nice. Woodsy and they got some land. Pool, park district or whatever, all that is within driving distance I'm sure. Flooding, maybe on the far west, closer to des plaines river.

Are you from out of state?

We are looking all over because we don’t know anything about the area. And I am not looking for info on all areas maybe just some direction to narrow our search. Broad generalizations would be fine.

The area around Woodland Park is some of the toniest real estate within Deerfield's corporate limits. There has been a lot of infill replacement activity over the last 20-30 years in that particular section. Downtown Deerfield has undergone a lot of streetscape improvements over the same time period. Taxes are very high relative to other North Shore communities. However, the schools are obviously very strong. Deerfield is more traditional suburbia than Riverwoods, which is more wooded, bucolic, and less neighborhood-like.

Riverwoods lacks its own school system and is instead haphazardly divided into multiple districts including Deerfield, Bannockburn, and Lincolnshire K-8, and Deerfield and Stevenson 9-12. Riverwoods is known for flooding and large lot sizes.

Bannockburn is even smaller than Riverwoods. Bannockburn bears more aesthetic and price point similarity with adjacent portions of Lake Forest than Deerfield despite it being more tied to the latter.

Thank you for this. Where is the woodland park area of Deerfield? And are their big differences in the schools? One that may have more AP courses or dual language programs? Or all school basically the same between Deerfield, Bannockburn, Lincolnshire? I know the high schools are all highly rated and that Stevenson is very large but are there other distinguishing factors?

1425 Wilmot Road is the address for Woodland Park. The popular streets are those adjacent to Woodland Drive, North Avenue, and Stratford Road.

Deerfield High School is significantly smaller than Stevenson. Stevenson, obviously being the third-largest in the state. In my opinion, there isn't much difference but my interaction with Stevenson and Deerfield High Schools is really limited to interacting with students and alumni. Program offerings among the north suburban schools are very similar.

Bannockburn's school district is K-8 all in one building, and some parents find that arrangement attractive.
