It has been in existence for a long time and not many homes have been built.
Located in Leland near the I 140 Mt Misery Road exit.
I think the biggest problem is its remote location. It seems to be a long distance from any shopping or restaurants.
We considered it a long time ago, but thought it was too far from conveniences. However, the new entrance to I-140 will help with driving to Wilmington.
One advantage of The Bluffs is that it will have a marina on the river. If boating is your thing, that may make it preferable to Compass Pointe. There is also a nice pool and clubhouse. The lots are larger, about 1/2 acre. (Typically, the larger lots mean that there have to be septic tanks and sewer is not available.)
I think The Bluffs will eventually get built up, but it might take 6 to 10 years. Once Mt Misery Road gets reconnected with an overpass over I-140, it will be more convenient to the grocery stores and so on.
On a phone inquiry they claim to have natural gas for the homes.
It's possible they do have natural gas, but it is rare in the area. I would also ask about the depth of the river if you want a boat. I would also ask about that large industrial site east of The Bluffs with a lot of scrap metal; I would want to know what it is.
You might also ask about septic tanks versus sewer; I am not sure my assumption was correct.

Judging by the large number of seniors buying into the many developments in and around Leland such as Brunswick Forest, Compass Point, Waterford, Mallory Creek, etc., I'd say it is an excellent area for seniors.
