There is a developer in the Wedgewood neighborhood in Briargate who is in the process of converting a single family home into an assisted care facility. He started working on it last December and plans to open in June. He's converted a 4 bedroom rancher into a facility for 8 residents.

He did this all without disclosing his plan to the neighbors. They just found out about it yesterday. They're thrilled...Not!

From a business point of view, it's brilliant.

He bought the property for about $300K, is spending just $100K to do the conversion; 8 bedrooms with a bathroom and sink in each bedroom. Also he's converting the garage into living space for the caretakers.

However, he plans to have just one caretaker at a time to take care of the 8 residents. And that caretaker does not even need to have a CNA credential. To me, that sounds like a very difficult job. I think that's very unsafe.

He said the rent will be between $3k and $4.5K per month. I think that would allow him to profit from Medicaid patients. If that's true, he'll easily fill the place.

So the issue is that he's created a commercial business in a residential neighborhood that has covenants which prohibit commercial businesses.

Can he really do this?

I don't know about HOAs...I'm sure he checked that, but as far as I know you could
have any business in a residential neighborhood....it is not like the old days...
you could have a hair salon, massage office, accounting , real estate....manicures...
I'm just wondering about 8 unrelated in a home....but, NO one
spends that kind of $$ without proper papers!
And you don't have to do what you did in the past...walk 1000 yards in every direction, or something, to get signatures .

Can't wait to hear from others.

They are actually quiet respectful neighbors.
There are 3 around the downtown area...except they have some mental issues.

Well, I wonder what the zoning is... it may not be allowed at all due to city regulations, not even taking in consideration HOA laws.
