I know y'all get tornados from time to time and my research brought me to the 2010 flood. I'm wondering... how often does the river overflow to this degree? I'm loving this place the more I dig around about it, with the exception of the possibility of floods. Are there highland areas to look when we get the the point of shopping for a home, and if so could you name them for me. I'm not looking of HOA property. I'm looking for an existing home with moderate acreage, perhaps as much as 5 acres.

Related to these questions, can you get flood insurance? ...and excuse my ignorance, but is there such a thing as tornado insurance; if so, how expensive is it?

Any damage from a tornado is covered by your homeowners insurance. Yes, you can buy Flood Insurance and if you happen to be in a flood zone it would be required. Very different than Homeowners insurance though. More Expensive with less coverage than homeowners, only buy it if you are required to.

The flood in 2010 was after 7-10 inches of rain in one day. Really wasn't a river overflowing as much as just too much rain in a short period of time. Limited parts of the area had horrible flooding, other areas weren't hit as hard. The terrain here is very hilly, couldn't name all of the higher elevation areas in one post. best bet is to look in person. Of if you're looking online, contact the listing realtor and ask them if it is located in a low lying area. There really isn't any HOA areas in Cookeville, so that isn't a concern.
