Seeking some recommendations on small apartments (1 or 2) bedrooms in either Cookeville or Crossville to rent for 6 to 12 months while we build a home. We are most concerned about safety and cleanliness not amenities. Thanks

Crossville:
GPM (Grindstaff Property Management) has the largest selection.

Cookeville:
Soard Properties and GawBernhardt are probably the two largest.

Putnam Properties (Cookeville) has several apartment complexes with a varying number of apartments (1 BR, 2 BR, and 3 BR). Most will want a 12 month lease, but they also allow you to do shorter leases like 3 or 6 months with a small markup depending on the lease term. For example, a 5% markup on rent for a 6 month lease.

Our 3 bedroom apartment @ 500 Dry Valley Rd was $1185 / month assuming a 12 month lease.

You're probably better off with Gaw-Bernhardt or Putnam Properties. Prices are a bit higher with those two, but a significant number of Soard's properties are filled with college students so it may be worth paying a bit more to avoid that.

I'll add a couple of older apartment complexes in Cookeville that are clean and less expensive: Saxony and Hampton Creek. Of those, I like Saxony because some of its apartments have garages. It's also located right downtown. It doesn't have all the bells and whistles of the newer places, but it's clean, updated, and very centrally located. Hampton Creek is of a similar era (both were built in the 1970s) but it's also been nicely updated and does have tennis courts and a pool. In addition, both Saxony and Hampton Creek tend to attract older students, families, retirees, and young professionals just starting out. They're both nice and quiet.

Thanks JMT.

I am still on track to arrive sometime around May 1 and was hoping to find housing near the downtown area. Looking for just the minimum of amenities at low cost while I scope out the area to find more permanent housing. Plan is to arrive as the students finish up and vacate apts.

There are no dangerous parts of town, but I'd avoid the area just north of the university only because it's full of college students.
