We are planning to close on the house next week and there were lot of repairs that the seller agreed to fix. We don't know the status of it yet. When do we get to verify the final report confirming all items were satisfactorily resolved? Also there were foundation issues that required piers to be installed which is fixed as well according to the seller. Should we request the building engineer re inspect the proprty and validate the fixes? Is it common or just go with the sellers receipt showing the recommended actions were implemented like installing piers etc.

Our realtors are not giving us updates unless we specifically ask all these things. May be they just want to finish the closing and get the commission. Should we stress on these issues?

Please advice.

You can always request a final walk through and have the inspector come.

Don't request a final walkthrough. Demand it.

If your realtors aren't doing their job, make them do it by calling and making such a pest of yourself that they have to answer your questions. Call them with these questions; we can't tell you what the seller is thinking or doing.

Remember that at the end of the day, this is going to be your house. Your mortage. And, once you close on it, your problem. Not your realtor's. YOU are in the driver's seat. Don't forget that.

The seller had his own building engineer inspect the property for foundation issues though we demanded him use the one we chose. So now I guess we have to go with the same guy to reinspect it if that's even an option. But who will pay for it? should we ask them do a reinspection as well? We are planning to do a final walk through the day before closing. I had my own inspector do the initial inspection. Should I have him with us for the final walk through?

Just talked to our home inspector. He suggested normally if the seller could provide receipts of all repair work done by a professional, that should be sufficient than have him come over for the final walk through. In addition, the foundation fix, the piers installed takes anywhere from 60 - 90 days for settling. In that case there wont be a point in reinspecting at this time since it's only been 3 weeks since they did the work.

Also his rates are $125 for re-inspecting 6 items ad we have around 15 repair items. So I am not sure if I need him for the final walk in.

i would imagine your termination option period is up correct? Do you even have a way out of the contract now?

The seller must complete all repairs agreed before closing. Hopefully they are in process and nor waiting till the last minute.

1. You need to ask for receipts where the work was done.
2. You need to do a walk through before closing to verify repairs if you want. They should let your agent know when repairs are complete so you can walk or get your Inspector into the house.

I seldom like sellers to do repairs. They do them as cheap as possible but cheap does not always last.

It's better to get money and do repairs yourself. That way you control who does and the quality of the repair.
