Mr. Rankin mentioned that it takes average 1-30 days for most Plano homes between 250k-450k to sell. How long does it take to sell 10 yrs or older homes between 500k -800k in Plano, Frisco, Coppell and Mckinney?

Not on your listed 'burbs, but I inspected one in North Dallas today for 800k that sold in less than 2 weeks with 3 offers, if that helps.

Since June 1 of this year, the average days on market for homes sold in this price range has been 73 days in Plano and 70 days in Coppell.

Just curious, what has been the average for homes in that price range in Dallas? Asking because I've been seeing homes in my area go in one day to just a couple of weeks. Is there a site where we can find this info? Thanks!

No websites show sold days on market that I know. I get it direct from our MLS system.

The entire Dallas City zone shows 178 sales in the $500-800k range since June 1 with a very low average DOM of 46 days. This is for single family homes only.

Thanks, Rankin. Plano has between 90,000 -1million units vs Coppell's 12,000-14,000 units and Plano has a lot more 500-800k and million plus luxury properties. It is hard to compare these two towns. How about comparing it to Frisco and McKinney?

Luxury homes usually take little longer. Coppell has 2 million dollar homes while Plano has 50 and Highland Park 60 so these are different markets.

Thanks Rankin. I have access to the MLS through SO, I just didn't know it shows averages for an area. It's just been insane here watching the signs go up and then "Under Contract" within days!

35 McKinney homes have sold with average 60 DOM

Keep in mind a few homes that stay on the market 200+ days can blow out the average of many that stay on the market less than 10 days.

I use a program that gives me statistics that is no longer offered free to agents. Great program that most agents do not know about.
