looks like property values keep going up....is there such thing as getting a newer (under 10 years) smaller SFR(under 2K sq ft) house within 15-25 minutes of downtown dallas anymore?

No, I seriously doubt you find anything below 200k that is newer. Anything close to downtown that is under 200k is likely a townhome/condo or a home in a bad area with crime issues

There is a small builder who buys empty lots in South Irving and builds homes that might fit your desires.

Ok so disregard my claim that I doubt you find a lot under 200k...Bencronin's search shows about 80 listings of newish homes under 200k.

I looked at quite a few of those though, and personally would not aim for many of those neighborhoods myself. For example, the Mesquite and Balch Springs areas I have lots of familiarity with and I would avoid living there if at all possible. Just my opinion of course

You might want to look also into older remolded homes. You can usually get a little more for your money.

I'm hoping schools aren't a factor for your search as the criteria you have laid out in the original post cannot be meet along with good schools.

Totally agree. I would not live in Balch Springs if someone gave me the house for free.

There are some nice areas in Mesquite, but it's not 15 minutes to downtown Dallas.

They said 15-25. It's very doable in 25 minutes outside of rush hour traffic.
