Frisco new home - Stonelake estates west (Dallas, McKinney: 2015, foreclosure)

Any one familiar with Stonelake estates west subdivision(Near Eldarado/Independence intersection)? How does it compare with other neighbourhoods in Frisco ISD in terms of access to ameneties,value retention(considering all that land in Frisco) and as a place to raise a young family?

My budget is under $300,000 and my office is near stonebriar mall. Please do share if you have other neighbourhoods in mind.

Do you have an opinion on FirstTexas homes(builder)?

I sold 6 homes in that neighborhood last year and I must say that every client has and is very happy with their experience with FTH. You get a lot for your money compared to right across the street the prices are almost 25% higher but the quality and finish out of the homes is also of superior quality between Highland, Shaddock and ther other custom builder Perry...

The FTH portion (north of Eldorado) doesn't have a community pool. I showed a foreclosure yesterday afternoon that is in tip top condition.

The Kroger around the corner is my favorite one in the entire metroplex. It's a testing store for Kroger and carries higher end and some rare and lots of imported food and supplies. It also has the food court like Central Market. It's walking distance from Stonelake too!

It's a nice neighborhood and location. I did an inspection for a client across from there last week on a new home. The location is good for access to Frisco, McKinney, Allen and Fairview as well as highways 75,121, and 380.

Biggest issue you'll run into in that area is the construction on Custer, Independence, and Eldorado (at some point). However, Independence is almost done, and Custer soon will be. New Elementary going in soon, I believe new Middle School as well, and the High School is fairly new. Live over in Villages of Stonelake, and very happy...

As a developer/builder, I can tell you Custer won't be done for another 10 years. It's just starting to ramp up in 2015

"Value retention" will be low. Out of alllll the manyyyyy properties I owned and built, the box btw Coit/Virgina Pkwy/Lake Forest/Eldorado have the worst growth in terms of $$$ value. Primary reason is probably cause it's so far from a major highway

I think you may be off a bit.

The final section to go from 4 to 6 lanes is going out to bid in August of 2015 with construction commencing by late 2015 with a 12 month (most likely 15 since it's TxDOT) construction schedule.

That road increase is much needed. However, unlike the article says, I doubt it will get completed until early 2017
And ok I think I was exaggerating, more like ~5 years. Just pull up Custer on map from 121 to El Dorado, it's so empty, especially the Frisco side

I think the above posters are talking about two different things. Development along Custer will continue for many years. The roadway expansion will be done end of 2016 (or close to it).
