Foundation Engineers can make mistakes and a 2nd opinion is not a bad idea. That's what the option period is all about.

It's called Due Diligence.
I wouldn't have a problem with a second opinion if it were from a another licensed engineer. I just don't understand why the buyer is getting a second opinion from a foundation company and not an engineer. I'll know the results this afternoon, so fingers crossed.

There are good Foundation companies that give you an honest opinion. They do so at no cost to the buyer. If they were to report a problem, the next step would be for the Buyer to pay the $400 or so $$ to get another Engineer out.

More than likely they will verify what the Engineer reported. Be sure to give them the Report, it will carry some weight.

Get your agent to verify the Foundation company has received a copy. It may never get to them.

If you are at home, hand a copy to him while he's there.

We had three foundation companies give estimates on my previous house, all three were highly recommended, and the estimates I got from them ranged from $8,000 to $20,000. I didn't know who to believe so we bit the bullet and hired a structural engineer. He said we needed ZERO work done, that he only saw normal settling requiring no repair. I provided that report to the buyer and she was satisfied. That experience makes me not trust foundation companies at all.

My understanding is that even if you hire a foundation company, they are still required per code to get an engineer's opinion before beginning any work. So either way you're paying for it.

I will give my agent a call, thanks for that advice! I hadn't thought of that.
