Hello,


I am considering a move to one of the northern suburbs of Dallas. Being a single person who would like to travel often, I prefer a smaller condo as opposed to a large house that requires more care. However, browsing the online inventory in the Plano/Carrollton/Grapevine area, I only see relatively large houses (>1,800 sq ft) and do not find any newish, smaller condos (~900 - 1,200 sq ft). I do see nice apartments in the area, which would have been perfect if they were condos.


Is this just a Dallas trend in preferring bigger spaces? I think that there would be retirees in the area who would like to stay in the northern suburbs but don't care for mowing the lawn and want to downsize to a nice smaller condo? Or perhaps I just didn't look in the right areas?

Condos are not common in DFW suburbs. Their resale is notoriously awful.

There are nice condos in Dallas proper, but they're selling like crazy right now.

Could it be because it's mostly families living in the suburbs who need bigger houses? It makes me wonder if I will fit in. I do want to live in a very safe area, which is why I prefer living in one of the safer northern suburbs, but I can't imagine having a big house all to myself..

there are smaller townhomes in the suburbs with no patio or lawn to take care of. They're usually for singles or couples with no kids.

There are 1500 sqft townhomes in Plano, Allen, McKinney, and probably Frisco. The problem is going to be that very few of them are for sale. More are being built in Plano near Preston and Park but they will be expensive.

I think there is a market for transplants who want to be reasonably near their job in Plano and don't want an oversized tract home. It has been a year since we moved into our new McKinney townhome. Ours is 1800 sqft, but about 40% of the development is in the 1500 range.

Prestonwood area (north, but still Dallas proper) area has a lot of condos. They are going fast. I'm thinking about OP's question and I do think that most of the truly suburban towns are geared towards younger families who want single family houses. Construction of multi-family housing in the northern burbs is huge right now, but mostly seems to consist of rental apartments rather than condos.

There are plenty of "very safe" places that are NOT in the northern suburbs. If you can swing the sales price, look at the Brownstones in Southlake Town Square. Wow!

But yes, suburbs are more geared to families who want houses.

there is a condo tower going up in Plano near legacy west. But it's pricey. It would seem to meet most of your requirements though
