Friends,
We are a family of four with 2 kids and Need your suggestion to make a decision. I'm staying in Dallas Area since 2021/April.

1. Prefer to stay closer to the airport - ideal will be < 30 mins but i've to travel once week - Every Monday - Return on Thursday, so longer commute i can adjust if getting the best place to live
2. Great schools/ISD is MUST
3. Convenient location like all stores nearby - Costco, Target, Walmart, etc.
4. Resale and Renting Appreciation is great.
3. Safety
4. Home budget ~ 600-650K - We are good to buy a 10-20 years old home.

I would recommend the area of North Dallas (sometimes called Loryland) between Northwest Hwy and The LBJ. Cute ranch homes, kind neighbors and lots of trees. A great sense of community. Great schools in the W.T White, Hillcrest and Thomas Jefferson feeders.

Take Prosper off the list, and probably Frisco too. Those areas are quite a drive from DFW Airport.
Irving schools are not great, so it should probably come off, too.

Grapevine, Coppell, Flower Mound, and possibly Southlake should all be on your short list.

Appreciate your response, however, all these schools mentioned ratings are like 4-5. we prefer to stay around further north and north east - assuming more asian/indian community

You can remove Coppell from your list given your budget of $600 or $650.

I know someone else said to take off Irving, however Irving is a very diverse gem in my opinion. Also don't judge schools based off of the great schools ratings. It penalizes you for having poor students and students learning English. Use the Texas Education Authorities new accountability ratings that just came out about a month or so ago. It gives a better and more realistic rating. For example, my high school (Denton Ryan) was a great school with a racially and socio-economically diverse population. We also had a good amount of English-Second-Language learners. On great schools we got a 4 out of 10 meanwhile the state awarded us a grade of "B" which is pretty good considering demographics. Speaking of demographics the state has more up to date data regarding race and student enrollment numbers. Greatschools ratings are usually several years off. You could also take a look at Valley ridge/ranch in northern Irving in Carrollton or Coppell ISD. I have no idea how much that would mess with your commute though.

The biggest question: how old are your kids? Valley Ranch/Irving has good elementary schools, so if they are very young, you could buy in that area and plan to look elsewhere once they get closer to high school.

There are plenty of homes in Coppell under $600k. They are not brand-new, but many have been updated!

Did you read what the client said???? You're showing them properties older than 10-20 years.
