To compare taxes in retirement between states, go to Kiplinger. They have charts ranking states most to least tax friendly.

Middletown is very politically conservative (lots of young families because it's cheap, but you also see a fair number of confederate flags out there), and absolutely is not considered a bedroom community for Wilmington. North Wilmington (10 minutes from the city) is considered a bedroom community for Wilmington. Pike Creek (20-25 minutes from the city) is too. Middletown is a HUGE drive away. Okay, yes, I do know people who live in Middletown and work in Wilmington, but they all hate their commutes and regret the move.

At that budget, OP can afford Trolley Square (maybe even closer to the art museum), and Arden (very progressive community, probably the only one really known for that outside of Rehoboth Beach).

NJ exempts up to $100,000 in retirement income per couple from income taxes. That includes pensions and 401k distributions. That might be better than what Delaware exempts. But it's hard to believe NJ is better overall when property taxes in NJ average $10,000 per year vs maybe $1,000 in Delaware and neither taxes cars annually.

Check out Village of Rocky Run in Wilmington near Talleyville. Established condos for 55+. Longwood Gardens, Mt Cuba, Winterthur Museum, Brandywine Museum. The list goes on and on. Sought after.
