Is the Cottonwood neighborhood in Parker a nicer well-kept neighborhood or is it more run-down and unkempt....

Parts of it are nice but overall, in comparison to nearby neighborhoods, it tends to be rundown.

My experience househunting in the area is that area of Parker is a bit "run down", but not necessarily bad. A lot of the housing in Parker and the surrounding area is fairly new, while Cottonwood is an older neighborhood. I noticed the houses were more affordable, property taxes were cheaper, and you'll have an easier time finding a larger lot/yard when compared to the newer parts of Parker in the same price range. In the end, the schools are still pretty solid, and that generally corresponds to good neighborhoods.

One thing I did notice about that area compared to the southern parts of Parker that I didn't like was the number of empty older retail stores, including larger ones that look like they were once grocery stores, hardware stores, etc. When you head toward the south end of the city you see a lot of brand new retail centers that are full of retailers. I haven't been there in nearly a year, so maybe it's changed, but that was my last experience in the area

Some of that has changed and some is still the same. The area adjacent to the "older" section of Cottonwood, does hold an empty building that used to be a King Soopers. That has been empty for years. The older Cottonwood neighborhood does not seem to have an active HOA. That can be good or bad depending on your perspective. It seems that there are a mixture of modest but well maintained homes, rental properties and unkempt/rundown homes. There are some newer parts of the neighborhood which do appear to be better maintained overall. WRT other retail in the northern part of Parker, there have been more recent changes. The shopping center on Parker/Lincoln used to be anchored by a Target and Albertsons. Both are gone. The Target was a Circuit City for a very short while and is currently empty. The Albertson's property was divided and is now a Sprouts Market (organic grocer - cheaper than Whole Foods but more variety than Vitamin Cottage) and Parker Payless Liquors (relocated from a more southern location). Both of those establishments seem to have good traffic so maybe that will help fill the empty Target space. There is a new Costco right across Parker Road from Cottonwood and some other newer retail/dining in that area near the Parker Adventist Hospital as well as the "new" (as in it replaced the old one near Cottonwood) King Soopers on Lincoln and Jordan, the Lowes on Lincoln and TwentyMile etc. The north part of Parker is hardly a deserted ghost town....
