Noticed a nice house over there for about 80k 2200sqft. It's at the 10 mile and woodward area.

How's the crime, schools, and overall area?

9 Mile and Woodward is Ferndale.

Though in either case, crime is occasionally an issue though not really enough to cause a negative impact on QOL. Ferndale Schools (not sure about Oak Park) are school of choice and has mostly students from Detroit attending. In fact, one has school has all Detroit students.

10 Mile Road and Woodward Avenue is Royal Oak or Pleasant Ridge, depending on whether north or south of 10 Mile. If more than a quarter mile north-westerly, then Huntington Woods.

There's quite a number of homes in that area that are smaller than this one but sold for 20K more. It's kinda of hard to tell through the photos, but that house seems like it has issues with water damage.

That's definitely something you should check out if you can.

Its not a bad neighborhood frankly, are you ok with diversity ?, its primarily African American with a few jewish & arab families sprinkled in. Otherwise I live in Oak Park for a while and this house is in Ferndale Scjool district which also frankly isn't bad at all.

It just depends on your level of comfort

That area was badly affected by the flood of 2014. Be careful and have the house inspected carefully.
Crime isn't too bad. Mostly property crime like larceny or car theft. Not a particularly violent area.
Ferndale and Oak Park schools aren't great and haven't been for awhile.Some neighborhoods in Oak Park have Berkley schools and thats the better district overall.
