I went by the Northwest Regional Airport while I was visiting NWA but did not see a plane land or take off. The runways are angled northwest to southeast but need to know direction on takeoff and landing, since we drove to NWA.

While I was exploring the area I saw planes in the sky up in Centerton but didn't see or hear any in Cave Springs although it seems as if I should have.

Probably just more OCD but just want to know.

Interesting. I've been lining up homes to see and there are so many little tiny regional airports. I was wondering how much noise they would generate.

Also hard to find homes not near chicken farms, Tyson processing plant or expressways. Google maps have been helping quite a bit.

Yes there are several smaller airports around but I'm not too worried about them. I live close to one now and the small plane traffic doesn't bother me.

There are quite a few chicken farms around and it looks like when the chicken houses get old they just abandon them. Whose to say if vacant land next to a home project could be used for future CFs?

you bring up good points; most of the used chicken farms are just abandon, but believe or not, unless you are planning on locating outside a city, in small rural communities this in not going to be an issue. And yes, there are small regional airports in many cities, again I don't think this is an issue.

We all have to remember we have no way to predict the future. I often think of an area in S.Cal when we were still there and the decision to expand a street that was, at one time the middle of a sub division. It became a pretty heavily traveled with commercial not far away. I felt sorry for those who lived on the street. We saw the same thing, living in the Dallas area. On the other hand, we purchased a home on a mildly busy street in So. Ca. We were told it would soon be widened, but we took the chance anyway: That was in 1970: returned for a visit ad drove by the old place 5 years ago. The widening of the street is working very slowly; it hasn't happened yet.

That is another thing I'm trying to avoid is the open fields. With a couple of houses when I zoomed out on google maps there was industry very close by. One was a Tyson plant with big silos/smoke stacks. Even in the google map street view it had big tankers going into it. Another looked to be a brick making plant with smoke stacks.

in cave springs I never see a commercial airliner on approach to land or take off, they are always high enough to not be heard. every once in a while (once or twice a year) we get low flying military planes but I have no idea where they are going.

I looked at a neigborhood (Eden's brook, I think) in bentonville where the planes passed overhead on their approach to land.

I've also noticed plenty of smaller planes passing over the walmart home office on approach to land at the small bentonville airport.

That sounds like eastern Springdale, if I had to guess. Springdale spot-zoned for many years, not separating uses like that very effectively.

You won't find the same conditions in any other areas.

While I don't claim to be an expert on the topic, two things I have heard discussed about this in the past:

1. There are laws about people putting in or renovating existing farms within a certain distance to housing. It could be that you are seeing old farms that just haven't been deconstructed fully. There are (or were) some old brick, antique chicken barns out near I-49 when we moved here, in Springdale, but they obviously hadn't been used in several decades.

2. With the growth happening here, I find it very unlikely that any open land near developing subdivisions is going to be converted to farming. The land is simply too precious and valuable. I drive all over NWA all the time, and I never see actual working chicken farms until I get out into the country a good distance. If you are looking in semi-rural areas, that is a possibility, but not much of one in the larger towns.

You're welcome. That area of Springdale might be the least-desireable area of the metro. That's the reason. Their zoning has improved a great deal over the past decade, and they just adopted strict design standards with the intent of redeveloping their downtown, which is on the east side.

Eastern Springdale is probably the most truly "industrial area" we have. Far south Fayetteville has some similar uses, but they are generally far away from any single-family housing.
