Your best bet would be to contact your present landlord. Generally, when investment properties are sold, the security deposits (with interest) are forwarded to the new purchaser to hold with the terms of the lease. When I have purchased investment properties with current leases, I have spoken to the tenants about a total rewrite of the leases upon the transferred ownership. I have made it a stipulation in my purchase agreement that all security deposits be refunded. This protects all involved when the lease expires.

There are a fair number of real estate professionals on this board who will have had transactions involving security deposits. Hopefully, one will be lessen your concerns of losing this money. Good luck!

Your contract is valid, and the new landlord purchased the property subject to your lease. Obviously, the first is gone. The last and security are still there. Not something you need to worry about.
