Could anyone who knows about this area in Pompano tell me more about it? I work very close to this location and it seems to be one of the nicer areas west of 95. The prices are also reasonable. I currently live in a complex near LBTS and love it, but buying near flood zones scares me a bit. Any help to lead me in the right direction would be appreciated.

That area in general is fine, as long as you stay south of Atlantic. Once you pass Atlantic going north on Powerline it gets a bit rough. You'll have easy access to both the turnpike & I-95, which is convenient.

I don't know much about either developments, just the general area, which as I said is fine apart from the Collier City area north of Atlantic.

One of my clients lives in Palm Aire. It is a beautiful development. I can’t recall the exact number but I recall the monthly HOA fee was huge, considering what it included. YMMV.
