NYer relocating to SE Florida. Income 100k, 2 kids, 17 and 11. Looking to be near great schools, possibly on a canal, gated community. Any suggestions? Will be buying a boat after we move.

My only suggestions are to either ditch the boat, boost the income, or stay in NY...

How much are you willing to spend? There are some gated townhouses with docks in the north end of Hollywood Beach on A1A. They're really nice inside and half the owners in there are in distress. If you're interested I can post a link to one for sale. Schools would be an issue tho (magnet maybe?), unless you go private.

There is a house with a dock in Boca islands listed short sale at 199k. that's crazy cheap and i bet it goes higher, but still. it isn't gated, but it really needs not be, as it is a culdesac street set back in a safe neighborhood. THe district is boca elementary, middle, and high

Everything else seems doable except the canal for the boat. Unless you opt for private schools.

really? i have often lived with canals in good school districts. in NE boca on deepwater you can get 3/2 houses in the 600-800k range, and if you are willing to live in multifamily there are a lot of options.

if you can do a small boat (boston whaler rather than sailboat) and live in multifamily and pay for north broward prep you can live in pompano in high style and it is a good school that isn't as expensive as pinecrest.

...600k home and over 35k total per year in schooling on 100k a year? 100k a year is about enough for a family with two kids to live in a modest house in Pembroke Pines and maybe eat out twice a week. However, if the OP has a lot of cash saved up for a boat and/or down payment that changes things significantly.

We make over $400K a year and can't even afford a home on the intercoastal or inlet. Well, we could.... but after looking they were just so small, needed a lot of renovation updating, had crummy views and would end up costing over $1million which is not going to allow us to pay it off in 10 to 15 years. Oh yes, plus keep 2 kids in private school. Our finances would be really tight. We would love to be way out East but should have bought a few years back. Still a bit too expensive. But would love to live the boating life!
