I live in a different state and have an rental property in spartanburg. I have rented the house out for past 6 years. Today I just found out through my mortgage company the property tax has gone up from ~$800 to ~$2900. I was wondering can I appeal the amount to lower the tax and also has the tax gone up only for people who have rental property.

Has the value of the property been re-assessed? If so, you can appeal the valuation with some data on other comparable properties. Is it possible you were paying a rate based on primary residency before?

Taxes on rental property is much higher! You may want to be careful considering an appeal, if it has been a rental for 6 years you could be charged back taxes and even penalties!!

It appears they just found out it is a rental and figured the taxes on being a rental property. No telling how they found out. It should say what rate you are being charged on the bill or you can call them. Do you report it as a rental to your insurance company or the tax office? I don't see a problem with calling to ask why but I probably wouldn't open up a can of worms trying to dispute it. FYI, rental and second home rates are insane here.

No I have not had my property re-assessed. I was living there before couple years but then rented it out through a company.

yes i report it as rental property to my insurance.

Sounds like your taxes are low and you were previously being assessed at the 4% vs the 6%.

You surely should be able to see your past tax bills to compare and see where the discrepancies are from year to year. I don't quite understand how you wouldn't know this information.

Don't be surprised if you get a tax bill for back taxes from previous years if you were given the owner occupied tax rate vs it not being your primary home at the higher rate and they finally catch it, or ask you to prove this was your primary residence. Not sure how they work issues like that but if you were receiving the exemption here and at another residence it was just a matter of time before it would be found. Feel blessed, and lucky if they don't send you back tax bills!
