Hello. We are seriously looking at areas outside Greenville (Traveler's Rest) for an active retirement. We will visit The Cliffs for a tour in the fall and get the feeling this is kind of a gold standard in a community with respect to amenities, security, etc. Maybe it is. But, we would really like to learn about alternative communities or areas to look at during our trip that might offer a better value in that price range - particularly if golf isn't the #1 priority.

Our desire is to build on a lot we purchase. In the case of The Cliffs, it seems as though that's very expensive - with somewhat limited land left. We have about a 2-year window for moving and would really like to be on the front end of a great community rather than late to the party, as it seems we may be with the Cliffs communities.

Thanks very much for any thoughts.

The Cliffs communities are beautiful; there are a few-don't know which one you are considering. The mostly fees are indeed very high; I just had a couple fall in love with a home there but not being golfers they thought the fees were much too high just to be able to use the gym.

With a price range and other requirements I may be able to point you to some other up and coming communities. Does it need to be gated?

Gated community is not necessary. In fact, community amenities like pool, clubhouse, etc aren't critical if community is close to things like nice community YMCA or similar. Reasonable distance (15-20 mins) to grocery, shopping would be plus.

Access to trails and plenty of green space in the area would be great. Looking at 600-750k lot/home price range.

Well the first place that comes to mind is Hartness- very much up and coming! And a fantastic location.Hartness | Homes. It is a TND, so lot sizes will be small, but it looks very exciting to me.
Just re-read your note and you said outside Greenville, but take a look at Hartness in any case.

I have heard people mention Cherokee Valley. I don't much about it except it's in Travelers Rest and has a golf course. It's under your budget. Cherokee Valley Homes & Golf Real Estate, Travelers Rest SC

We just moved into Cherokee Valley! Love it! I am not a golfer, but husband is. We bought a build on your own lot and just completed our build 2 weeks ago. Friendly community and it's booming right now. When we started looking, it was not selling and we put it on the back burner. But then lots started selling and now prices are really increasing! Seems we made a good investment. The latest lot just sold for $125,000! Mostly houses in the 3-400 range, but check it out!
