Renaissance Place, planned for the 1200 block of North Pleasantburg Drive across from Bob Jones University, was proposed in 2006 as a mixed use development on 13.66 acres that would have had 50,000 square feet of retail space and 148 condominiums.

The site, previously 1234 N Pleasantburg Drive, Greenville, South Carolina 29607-1225, has seen uses as Bi-Lo #9, Shoney's, Captain D's, Naked Furniture, Play It Again Sports and Lizard's Thicket.

Speculation is going around that Goodwill, Waffle House, a dental office and a medical office may locate on the site. Goodwill currently operates a store at 2402 East North Street, Greenville, SC 29615-1402, and may look to relocate it.

Perhaps if Goodwill moved, the current shopping center on East North could be torn down and redeveloped. I have a hard time envisioning what type of development and accompanying vehicle access would do well there though.

The retail center Goodwill currently operates at is a good location, but its ingress and egress is difficult. When Bi-Lo #5195 (North Hills, 2435 East North Street, Greenville, South Carolina 29615-1400) replaced store #9, its accessibility gained customers and caused Ingle's Markets to close a store.

As for Goodwill relocating its store to Renaissance Place, it is not the kind of retail I would like to see in redeveloping a site and revitalizing a certain block or stretch of a major corridor. I think it could take advantage of existing vacant retail spaces along Wade Hampton Boulevard.

What kind of demographic are they targeting with this development?

Seems like a thrift store and a Waffle House would be more suited down the road in a trailer park.

There are several cash and title loan businesses side by side close to that area. Maybe that is why?

the link in the OP is just a property sale listing. Is there a press release that is indicating the project is going forward?

Also, doesn't BJU own the property? Are they also developing it, or just more actively trying to push for a sale?

Not sure of the status, but there were new stakes and a variety of digging activity out there today (exploratory / signpost sort of digging).

Nearby communities are Lake Forest, McCarter and Botany Woods. They are older and nicer communities.

I highly doubt thrift stores, title loan and money stores, doctors and dentists in boxes, etc. are the businesses I would attract to revitalize a corridor.

Bob Jones University owns the parcel. I think it was going to co-develop the site back in 2006. Economic and market conditions have changed over nine years.

The applicant wasn’t present, but the DRB commented that the overall design seems fine and recommended approval to the Planning Commission"

Speculation of Goodwill relocating and Waffle House opening here can end.

If two office buildings are going to make up Renaissance Place, I am afraid the site will be underutilized. An opportunity exists to maximize infilling.
