large Master Bedroom (this doesn't include the bath only talking about bedroom size)
small kitchen eating area (this will be the only dining area in the house.
Choice B
Smaller master bedroom but large enough to accommodate a king bed two night chests and a dresser.
Larger kitchen dining room can accommodate large farm table with 6-8 chairs
which would you choose?
Which would be better for resale in the future?
I would go with B. Once a master is big enough for a bed, dresser, nightstands, and TV, it is big enough IMO. Extra space in the bedroom wouldn't improve my enjoyment of a house, while a larger eating area, where I could host more people would easily increase my enjoyment of a house.
B - I use my bedroom for sleeping and that's pretty much it. I just don't hang out there much. Not that a big one isn't pretty to look at, but as long as I can get around the bed, that's plenty. However, I adore having family and friends over for dinner, so a dining area is much more of a priority. When we look for places to live a decent-sized dining area is an absolute must-have.
I'd take the larger bedroom in a heartbeat, because I spend a ton of time in my bedroom and despise cramped bedrooms. But it's really going to depend on your lifestyle. My family doesn't eat together very often due to different schedules and we don't host people for dinners, so we don't need a large dining area.
Resale probably is a draw, because a lot of people with concern about the dining area are going to want an actual dining room (probably for hosting). Less people will be heavily concerned about a large master bedroom, but at least those who are will be totally satisfied.
B without hesitation. I've never understood why people need big bedrooms, you only sleep and change clothes in there... or rather I've never known anyone who ever did anything more.
The only dining area in the house is in the kitchen? Is this an open plan where the extra square feet go into the family room/kitchen area or is this room added to an eat-in kitchen?
If the only dining area in the house is in the kitchen I'm assuming this is a smaller house that is not really meant for entertaining. Either family dinners are held at a restaurant or in the backyard. So I'd add the room in the bedroom to allow for a chair or bench for putting on shoes.
