We are planning to buy a house from a builder. Initial plan comes with a two story open foyer at the entrance which adds an aesthetic appeal to the house. On the other hand, on the upper floor, we have 1 master bedroom with a master bath, 3 other bedrooms, a bonus room and a hall way bath. There is a full bathroom downstairs with a guest bedroom and a powder room. We have an option to add another full bathroom upstairs attached with 1 bedroom. In order to do so, it will cover 4-5 feet of foyer area near the entrance door which means there will be partial two story foyer.

We are really confused between a bathroom vs foyer. Utility wise, bathroom sounds better as with two kids, they will have individual bathroom.

Please share your thoughts on which one we should consider?

Put two sinks in the upstairs hall bath and go with the open foyer.

I love an open foyer and the spacious feel that it gives a home....do you really need another bed/bath?

Sounds like a screwed-up plan.
Full bath AND half bath dn strs? Make the main level bath "the bath" for the main level; eliminate the powder (boy, does this sound familiar!).
Reconfigure the upstairs with one bdrm+private bath and the two other bdrms sharing a bath (J&J bath).
Though some don't like J&J bathes, they are the most effiecent use of space.

As much as a two story foyer can a drama and elegance to a home, it's also the least effiecent use of space and resources. But, if it's the only two story area of the home I think the sacrifice is worth the design aspect.

Go with the foyer. Kids learning to share is a good thing. It is a skill that will benefit them greatly later in life. I grew up sharing one bathroom with everyone in the family. I survived.

Be practical. If your children will be cleaning their own bathrooms, get the extra bath. If you will be cleaning the bathrooms, get the foyer.

I would go with the open foyer...sounds like you have plenty of bathrooms in the plan already...good luck.

A two story foyer either uses up the a/c or sucks up the heat, depending on where you live. Either way, it's $. You might have more house guests than you planned or even an extra kid. (even just by a sleepover) or who knows? Down the line you might have an older relative need to move back in with you (I surprisingly did) I just try to think very long term and functional versus the wow factor that comes with greeting guests. How much time do you actually SPEND in a foyer (is it even a room)compared to a bathroom?
