I noticed that many families that are new to the Richmond area typically are torn between which neighborhood to choose. To this end, I would like to state simply that these 3 neighborhoods are your best bet if you want to be as close as possible to major thoroughfares, awesome schools and splendid builders with lovely floor plans that suit your lifestyle namely:
Trendmaker, Taylor Morrison/Darling, Westin, David Week let, Meritage, Highland etc. These neighborhoods will share the same coming attractions such as the proposed town center, grocery stores & so forth. The same Floorplans in these neighborhoods can be found in Riverstone- Sugarland at a 100k premium (because of higher land prices). If you can afford it, buy in this area and you will be sitting on gold.

We used to live in th area the OP speaks of, for 9 years. Moved to Riverstone 4 years ago. Were driving back through the old area on the way to Katy over the weekend. Saw the new HEB (that was promised when we moved into the area), etc. Still don't like the area. Near a prison. Still lots of undeveloped area and lots of apartments going up. Yes, there is a premium to being in Riverstone, etc, or in Sugar Land, but it is worth it.

And the Westpark toll road was expensive. My husband was spending upwards of $100 in tolls monthly to get to work in th galleria. Plus it was frequently backed up with no alternative.

Personally, I don't like being confined by toll ways as the only major way out of residential premises. I understand there are feeder roads & tolls are part of every day life but having easy & quick access to FREE highways like I-10 or parts of grand pkway (Cinco Ranch side) or 69 freeway is a must have for me.

I'm trying to figure out your angle? I thought you were a Grand Vista pumper, but now just a generic Richmond 99 area post. Strange.

I found the Westpark toll road to not make that much difference for commute.

I work at Galleria driving from First Colony taking 59 and more times then now i get there in 30-40 minute 75% of the time.

It seems he's going to all previous post about the area and recommending people to check/buy in Grand Vista.

That is how my husband goes to work now. He takes University to 59.

I would have taken FM 1093/Westheimer to the mall. From Cinco Ranch, there are 3 ways to get to the Galleria, I-10, Westheimer Pkwy/FM 1093 Westheimer Rd, and the Westpark Tollway. It's hard for people who live on the developments along the Grand Parkway between Katy and Sugar Land to go to town. That (along with the tolls) and the lack of an existing grocery store at the time (almost 14 years ago) made me choose Cinco Ranch over Waterside Estates.

Just passed by Aliana earlier this week and was surprised that the area finally boomed. West Belfort may finally be a divided thoroughfare all the way to the Hobby Airport area with that last section halfway finished with construction and new housing is finally popping up on West Airport. The roads in the development finally intersect West Belfort and West Airport!
