In terms of safety, traffic and value. Do you guys find there is better value as you move further west? Galleria area seems to attract a lot of petty crime and traffic. Midtown probably has a yuppie premium built in. What about Memorial park?

Memorial park is a nice area with several nice parks and plenty of restaurants and shopping. There are several apartment communities down Memorial Dr, Washington Ave and Studemont.

Yes but there must be something in the area that attracts them no? Cool bars? Nice gym? Why that street?

Dunno. Being an over-50 white guy living in the burbs, I have no clue. It's just a fact. I train financial analysts and many of them live over there.
